A property brochure has one job. It needs to make the buyer want to take the next step. Not just look, but call, email, book a viewing or make an offer. Here is what actually makes that happen.
Lead with the strongest photo
The hero image is everything. It is the first thing a buyer sees and it sets the tone for everything that follows. Use the best exterior shot you have, taken in good light, with the property filling the frame. If you only have interior shots, use the one that shows the most space and the most natural light.
Do not lead with a photo of the kitchen unless the kitchen is genuinely the best thing about the property.
Put the key specs where they are easy to scan
Buyers do not read brochures linearly. They scan. They look for the number of bedrooms, the floor area, the price and the location. If any of these are buried in a paragraph they will miss them, or they will not bother looking.
Put the key specs in a clear row below the hero image. Bedrooms, bathrooms, floor area, price. Icons help. Keep it visual and keep it scannable.
Write a description that adds something the photos cannot
Do not describe what is already visible in the photos. Use the description to add context. The neighbourhood. The building quality. The light at different times of day. The proximity to schools, transport or the city centre. The things a buyer cannot see from a photo but would ask about at a viewing.
Two to three sentences is enough. More than that and buyers stop reading.
Make it easy to take the next step
Every brochure should end with a clear next step. Your name, your phone number, your email. A QR code that links directly to the listing or your contact page. Make it impossible for an interested buyer to not know how to reach you.
If they have to search for your contact details, some of them will give up.
